The North Carolinian sea level ranges from zero feet at the coast up to 6700 feet (2,042m) above the sea level in the mountains. Due to that North Carolina has the most varying climate of all the mid-Atlantic states. The climate in the coastal and Piedmont regions of eastern and central North Carolina is similar to other southern states such as Georgia and South Carolina, while the climate in the western mountains is closer to that found in New England or the upper Midwest. As such, the climate of the state ranges from a warm, humid subtropical climate near the coast to a humid continental climate in the mountains.
The island resort area has the same subtropical climate as Charleston. The average temperate is 65°F with an average humidity of 86%. The water temperatures ranges from a low 46°F in December to a high of 82°F in July and August. In winter, the average temperature is in the high-50s during the day and low-40s at night. In the summer, the temperature peaks in the high-80s during the day, and low-70s at night.

Investment and job opportunities in Charleston

Today the flourishing Charleston metropolitan area stretches from central to southern South Carolina. It reaches some 50 miles inland and is still growing . According to projections by Clemson University's Strom Thurmond Institute of Government and Public Affairs, this metropolitan population is expected to exceed 800,000 by the year 2030. With all these community assets, further investments into the region are expected.

Because of new expanding businesses and industry sectors the greater Charleston area continues to grow. For example medical services (including a thriving, major medical university) and several fast-growing healthcare systems also settled in Charleston. In the meanwhile Charleston diligently works to preserve it’s rich, historic charm. The $5.7 billion/per year tourism industry is a major player in the Area's success.
Charleston also serves as the base for an increasing number of national and international manufacturers. Such growth provides job opportunities and a healthy entrepreneurial climate for residents and newcomers alike.
Another factor that makes the Charleston area a great place to invest in real estate is the tremendous rate of appreciation. Higher end properties such as those found on the resort islands of Kiawah, Seabrook and Johns have been particularly good investments. In fact, historic market indicators show that investing in this type of property often yields a rate of return of 50 percent or more in five years or less.
