About This Project

The Residential Suites Phase II project is a complex of three (3) student housing facilities (Buildings A, B, & C), a commons facility (Building D) and site improvements. This project is located within the boundaries of Kellogg Drive, Eucalyptus Lane, parking lot G, baseball field, Gymnasium Building. It is adjacent to the Residential Suites Phase I, which were constructed in 2004.

The project has a total of approximately 255,500 SF new construction with 622 beds in different suites layout with living room and kitchen. The student housing facilities are wood-framed Type V, 1-Hour buildings, three and four stories in height. Generally, they are organized with dwelling units situated along double-loaded corridors served by common elevator/entry lobbies. General study lounges, administrative areas, and service rooms are located adjacent to the elevator lobbies on each floor. The buildings are clad primarily in stucco, and feature both pitched and flat roofs (clad in composite shingles and built-up roofing, respectively).

The one-story commons facility houses a convenience store/cafe' and a multi-purpose meeting room. Classified as Type V, NR building, this one story structure utilizes both steel and wood framing. Befitting its public nature, the building is clad primarily in glass with both stucco and concrete masonry accents. Pitched roofs are standing seam metal, while the built-up flat roof hosts the facility's mechanical equipment.

An expansion to the Phase I project's mechanical plant provides the chilled and hot water for the four pipe mechanical systems that serve the new buildings. Full electrical, plumbing, and life safety systems and telecommunication infrastructure are provided. Site improvements include the courtyard spaces formed by the housing facilities (a combination of planting and hardscape materials), plazas adjacent to the commons facility, a parking lot, and related vehicular and emergency access ways.

Project Funding

  • Funding for this project is from University Housing Services a department of Student Affairs Division, utilizing a system wide revenue bond with repayment from unit rental income.

Progress of Major Construction Activities

  • Overall site demolition is 92% complete. Framing in Construction Zone 1 & 2 is 70% complete.
  • Underground utility installation at Construction Zone 1 and 2 is 92% complete.
  • Structural steel erection at for all Buildings, except Bldg. ’D’ is complete. Concrete foundations for Buildings ’A’, ’B’ & ’C’ in Zone 1 are complete. Building D foundation grade beams are 95% complete.
  • LEED certification meetings have commenced and planning is in progress to certify project.
  • Building ‘C’ roof framing is completed.

Key/Critical Issues Currently Pending

  • Implement Stage 3 construction (Phase II) - targeted for 6/10/09.

Upcoming Utility or Other Interruptions

  • Impact to Bronco Bookstore #66, BSC #35, Foundation Bldg. #55 and the Child Care Center Bldg. #116 due to the Eucalyptus Lane closure has been scheduled from 6/10/09 thru 8/1/09. Other buildings south of Eucalyptus Lane will also be affected.
