About This Project

Montecito Hall Building 21. is a student residential building erected in 1961 on a total SF area of 37,426 SF. The building is located at University Dr. and is widely identified by its red brick exterior facade. The scope of work of this project includes a full ADA renovation of all 8 restrooms and shower rooms on approximately 2,700 square feet. It includes installing completely new electrical, mechanical, plumbing and fire safety systems. Environmental abatement work will also be carried out at these facilities.

This $1.52 million project will provide fresh ventilation and A/C systems in restrooms, as well as the complete finishing systems, including ceramic tiles and waterproof ceiling tiles. The project will be implemented beginning June 15th during the Summer Quarter vacation period. Project will be completed by September 10th 2009.

In addition, the ground floor will require additional work to remove access barriers, provide access signage, and provide fully accessible restrooms for dormitories tenants.

Progress of Major Construction Activities

  • Design team have walked the site on several occasions to identify and study the existing mechanical, electrical and Fire alarm infrastructure components.
  • The structural engineer has provided technical recommendations for the implementation of concrete core drillings at the existing floor slabs.
  • A topographic plan has been developed in order to facilitate design of new DSA parking spots at the building.
  • Design phase is currently underway and 60% completed.

Key/Critical Issues Currently Pending

  • Complete 95% design by mid December 2008.
    Complete FD&C review of 95% construction documents and drawings.
  • Environmental abatement survey is required for the facilities.
  • Submit drawings to regulatory agencies including DSA and Fire Marshal.
